How a tree change can open up a better lifestyle for active over-50s

While a sea change is an old dream for many nearing retirement, more and more downsizers are turning to the land to learn their next chapter.
According to June 2025 internal migration data from the Australian Bureau of Statistics, more Queenslanders have left Greater Brisbane for regional areas, compared to those moving to another state.
The data also showed that the majority of those moving were aged 45 and over.
Andrew Coulter, chief executive of GemLife, which is one of Australia’s over 50s, says he is seeing more downsizers wanting to flee the country.
“Tree turnover is increasing, and it’s easy to see why,” he says.
“For many, it’s about reconnecting with nature, slowing down, and finding joy every day — all while still being close to good amenities and healthcare.”
Vicki Sweedman, community sales consultant at GemLife’s Kilcoy Greens in Somerset, says the difference from the hustle and bustle of the big city is what makes it so attractive.
“We always hear people from the city or busy areas saying that they like the idea of open spaces, lots of nature and less traffic,” he said.
Tree swapping is a popular option for people under the age of 50 who want to escape the hustle and bustle of city life.
Why over 50 tree transplanters choose Somerset County
Just an hour northwest of Brisbane, the Somerset region is growing into a destination for downsizers because of the unique mix of lifestyle and luxury it offers.
“It’s really a hidden gem,” Ms. Sweedman said.
“It’s home to beautiful towns with beautiful scenery – not to mention a paradise for boaters and anglers with Lake Wivenhoe and Lake Somerset within easy reach.”
And he says it’s not far from South East Queensland’s many other natural attractions, such as the Sunshine Coast Hinterland, and its proximity to Australia’s biggest folk festival in Woodford.
At the heart of the district is the historic town of Kilcoy, which GemLife Kilcoy Greens sits just outside of, and which Ms Sweedman says is a lively place in the area.
“It has cafes, many independent shops, a supermarket and specialty shops, as well as local medical centers and a hospital,” he explains.
“Almost every weekend there is something going on including a country arts and crafts market.”
The county of Somerset includes beautiful natural areas and beautiful villages.
How Kilcoy Greens is redefining the downsizing lifestyle
GemLife Kilcoy Greens is a purpose-built community for over 50s who want to make the most of the Somerset County’s tree transformation.
The gated community will have 286 homes on an 18ha site with a large private pool and nearly 10ha of open green space.
Homeowners will be able to choose from five designs, each with two bedrooms, a multi-purpose room, a walk-in kitchen, an open-plan living-dining area, and covered alfresco areas.
The community is also investing $13 million in senior living facilities, meaning residents can relax, stay connected, and stay active in the wider community and at home.
“The Country Club will be the centerpiece of GemLife Kilcoy Greens. It will be the heart of community, fitness and leisure,” said Ms Sweedman.
It includes an open-air auditorium with a theater stage, ten-pin bowling lanes, a game room with a golf simulator, lawn bowls, a creative arts studio, and a spacious gym and heated swimming pool.
“The Country Club caters for both large and small groups, so it’s great for making new friends over shared interests like card games or exercise classes not to mention discovering new hobbies or learning something new,” said Ms Sweedman.
The community also features the latest technology including a 7-star energy rating with rooftop solar panels on each home.
GemLife Kilcoy Greens’ Country Club has been the living heart of the community for over 50 years.
Differences in the land lease community
Kilcoy Greens is one of GemLife’s signature land lease resorts, something very different from the typical “retirement village” concept.
Not only do they have a young and active population, but most of their citizens are still working.
“We’re not a retirement village – and that’s a distinction we’re proud of,” Mr Coulter said.
“At GemLife, we create functional resorts that are perfect for people over 50. It’s a new beginning with more choice, more independence, and more time to enjoy life on their own terms.”
The land lease model can also offer greater financial flexibility and can be better for long-term value, with residents owning their homes while paying weekly rent.
“For many over 50s, the land lease model makes sense. It’s the smartest, most flexible way to downsize – with no stamp duty, no exit fees, and landlords keep 100 per cent of the capital gains,” said Mr Coulter.
“This model gives people the opportunity to unlock the value of their family home and invest in a lifestyle that’s about them – not maintenance, not stress.”
Kilcoy Greens offers downsizers the opportunity to make the most of the land lease model, while living in a beautiful tree replacement area.
Ms Sweedman says GemLife Kilcoy Greens is a place for locals who want to stay connected to the region, and those who live in the city who want to connect more with nature and society.
He added that now is the time to engage with the community as it develops and see what is available.
“House prices are set to rise in the future, so there’s never been a better time to do your research and become part of Stage One of GemLife Kilcoy Greens and start enjoying the lifestyle you’ve always promised yourself,” he said.
