Moonee Ponds: Developer Ross Pelligra lists mansions

Wealthy developer and sports pro Ross Pelligra is listing his jaw-dropping Moonee Ponds mansion in the $13m-$14m range.
The figure is more than the current record price of $12.5m for the house and would cause famous local housewife, Dame Edna Everage, to faint with shock.
Dame, the late comedian Barry Humphries, would no doubt marvel at the museum-like features of the home such as the hand-painted ceiling to resemble those painted by Michelangelo in Vatican City’s Sistine Chapel.
And the foyer’s golden Calacatta Marble floor, an outdoor fountain imported from Scotland and a glass-roofed living area with a swimming pool, bathroom, sauna and spa will also impress you.
WhiteFox’s Paddy Tilli, who owns the listing with his partner Dylan Francis, declined to comment on the owner of the property – but public records show the residence is held on behalf of a company of which Mr Pelligra is a director.

An ornate entryway, complete with a hand-painted ceiling, welcomes guests.
There is a marble feature wall near the indoor pool.
The interiors harken back to the charm of the 1870s.
Pelligra Group has completed over 1200 projects in Australia and international developments.
The business also owns Perth Glory football club, Italian football club Catania, baseball team Adelaide Giants, basketball team Adelaide Lightning Women’s and ice hockey teams Canberra Braves and Adelaide Adrenaline.
In 2019, the group bought former Ford sites in Broadmeadows and Geelong.
The company later announced plans to deliver a $500 million mixed-use industrial estate in Geelong in partnership with real estate fund manager Qualitas.

Other key deals inked by Pelligra Group include acquiring the 16-storey Spring St building for $130m and Dandenong Plaza for $145m, both in 2022.
The heritage-listed, 1873 Moonee Ponds house, called Edenhope, served as a wedding reception for decades before becoming a private residence.
Guests are greeted by columns, ornate plasterwork and chandeliers, as well as a dedicated piano and formal lounges.
“The piece of property for sale in the north, is more than 2400sq m,” said Mr. Tilli.
“I went to the Venice museum months ago, it has elements and features of that.”
The owners, who bought it six years ago, have invested millions in restoring Edenhope and even flew in professional painters from Europe for the project.

The dining room can double as a ballroom.
Mr Tilli said the house was full of period charm, evident in the spiral staircase leading to the tower.
The master bedroom features a dressing room and a bathroom with a sink and claw foot bath, each framed from a single marble slab.
A rumpus area with bar, full-size cinema room, sausage and wine cellars, and a large commercial kitchen complete the package.
The backyard has pizza ovens, a barbecue kitchen and a separate studio.
Mr Tilli said two garages could hold ten cars, but up to 20 cars would be parked in Edenhope.
Moonee Ponds’ current house price benchmark of $12.5m, set by a six-bedroom house at 54 Park St, was listed with Mr Tilli and Mr Francis in 2025.

There are five bathrooms at Edenhope.
Rickdale Real Estate’s Abdel Elagaty Moonee Ponds had the Edenhope listing when it last sold, along with Steve Koutsantonis who worked for RT Edgar at the time but is now with The Agency.
Mr Elagaty said at the time, the inspection was “busy” with interest from Moonee Ponds and surrounding residents.
He noted that the previous owner had extensively renovated the four-bedroom house, which had a chandelier from Pakistan.
“It’s like going to a museum,” said Mr Elagaty.
The house and garden measures 2424sq m.
A curling iron spiral staircase leads to this stunning bedroom.
Matthews Agency director John Matthews said he sold a house on Maribyrnong Rd, which is the street where Edenhope is located, for $2.5m last year.
He noted that several other houses in the area have fetched $6m-plus in the past five years.
“There has certainly been a significant sale of Moonee Ponds and it’s good to see it reach another level,” said Mr Matthews.

Jellis Craig Moonee Valley and Kensington director John Morello said there was strong demand for homes priced from $5m to $10m in Melbourne’s north and west, particularly from buyers looking to upgrade to a flip home.
Mr Morello managed the marketing campaign for the Art Deco-style mansion at 106 Eglington St, Moonee Ponds, which sold for more than $8m in November.
