But, according to the auctioneer Trayor Lesnock of Platinum Luxury Auctions, which is handling the sale in partnership with the listing agent Allen tray of Allen Real Estate Co., that’s a risk the seller is willing to take.

“Every luxury home seller, understandably, hopes for the highest and best possible price result,” he told Realtor.com®. “However, the seller also agrees that under this arrangement, the final price will be determined by the bidders.”

However, questions will undoubtedly be asked about it why the homeowners decided to part with the building in such a dramatic way—with a bid and a gavel that cemented its price, rather than a submitted offer that they could review and, ultimately, reject.

The answer, Lesnock says, is that marketers wanted to use this opportunity to attract a larger audience of potential buyers, while clearly stating their motivation for selling.

“The seller is active in various businesses, and his young children are grown. He no longer uses the property as his main residence, and would like to do something profitable with the proceeds of the sale,” he explained.
