New York City’s $24 Million Luxury Condo in Iconic Central Park Building Sold After Just 3 Months

The second full week of 2026 was seen in the Manhattan luxury home market, with eight sales of the iconic Dakota leading the way.

At least 22 residential contracts worth $4 million or more were signed during the week of Jan. 12 to 18, according to Olshan Luxury Market Report. That’s more than last week.

In total, the week’s asking sales price is approximately $200,885,000.

One notable location that went under contract is located inside The Dakota at 1 W. 72nd St. and was listed for $24 million.

Since the sale is currently listed as pending, it is unclear if the buyer paid the full asking price.

Unit 33 was offered for sale for the first time in over 40 years. It was listed on October 15, 2025, and was only on the market for three months.

“In 2025, the average time on the market for co-ops valued at $10 million and above was 267 days on the market,” Donna Olshanpresident and real estate agent at Olshan Realty, tells Realtor.com®. “Over the past decade, the average property at The Dakota at 1 W. 72nd Street has been on the market for 337 days.”

Olshan credits Unit 33’s stunning views with helping it sell quickly. “The thing that worked for it was that six of the nine rooms faced Central Park,” he explained.

He also said the unit was “reasonably priced” for a park-front corner lot. “The highest price ever recorded for a building was three floors above Unit 63—for $27.5 million in January 2014,” he explained.

Maintenance fees for the unit are $18,693 per month.

However, with properties of this caliber, such fees rarely give buyers pause, Olshan said. “Buyers in the high end of the price range of $10 million and above don’t feel as comfortable bearing the costs as low-end buyers,” he explained.

Highlights of the co-op

Unit 33 has over 110 meters of Central Park frontage and is one of the largest apartments in the building. “Measure buyers like a view and a place, and this unit has that,” said Olshan.

It features 13.6-foot ceilings, beautifully carved woodwork, concrete moldings, pocket doors, shutters that feature all windows, and five wood-burning fireplaces, according to the listing description.

The expansive 600 square foot living room features hardwood floors and stunning views of Central Park.

The 24-foot formal dining room, complete with fireplace and original pocket doors, overlooks the charming Dakota interior courtyard and fountains.

The designer-designed eat-in kitchen includes high-end Thermador and Bosch appliances, an eight-burner Garland range, plenty of counter space, and a large breakfast nook.

The expansive suite takes up the entire south wing of the apartment, offering sweeping views of Central Park, two en-suite bathrooms, and two wood-burning fireplaces.

The private bedroom wing includes two second bedrooms, each with park views, and a shared bath.

Its imposing facade, rich in decorative finials and Gothic gables, stands as a testament to a bygone era of architectural beauty. “It has a nice private yard as you walk in, and gas lights outside the building,” Olshan noted. “When you visit an apartment in Dakota, it’s like going back in time.”

Although it was built more than 100 years ago, this one-story building has modern amenities, including a 24/7 doorman, a fitness center, and secure underground parking.

Many famous celebrities have lived in The Dakota, including Judy Garland, Paul Simonagain Lauren Bacallbut it was also home to The Beatles’ John Lennon. In 1980, Lennon was shot and killed earlier on his way home.
