Wellness, Service, and Excellent Design

Today’s luxury apartment buyers are looking for homes that go above and beyond the standard offerings, instead turning to hotel-like accommodations to provide the luxury they seek.

Fortunately for these buyers, Melbourne’s property market is evolving to meet their expectations, as new properties prioritize leisure, hotel-level service, and world-class architectural design.

In the foreground is The Carter Building, now under construction from longtime developer Orchard Piper.

Located in the heart of Melbourne at 448 St Kilda Road, the Carter Building’s premier residences are designed by the renowned Kerry Hills Architects (KHA) with facilities and services managed by hotel partner COMO Hotel and Resorts and Orchard Piper.

The Carter Building is a bold new residential complex offered by world-renowned COMO Hotels and Resorts.

“The Carter Building is a 17-storey building with residential apartments on the top ten floors, and a hotel and services on the bottom seven,” said Luke McKie, founder and director, Orchard Piper.

Mr McKie highlights that COMO is an industry leader, with 20 hotels, resorts, and private islands around the world, and that finding a home offered by a world-class brand is an undeniable opportunity for Melbourne buyers.

“COMO is an amazing coup for Melbourne because they only have one other hotel in Australia, which is in Perth, in the Ministry of Finance,” he said.

The benefit to residents of The Carter Building is that they can take full advantage of the luxury, service, and design that comes with having a luxury hotel in their building.

“There has been a big change in people’s expectations. Even with all the prices of this project, we are delivering on the expectation that comprehensive services will be provided to residents,” said Mr McKie.

Two exclusive penthouses

The two crown penthouses at The Carter Building are considered high-rises rather than oversized apartments, drawing on KHA’s rare and sought-after approach to housing.

KHA’s signature restraint and material richness define the interior, where bluestone, wood and stone create a sense of calm, permanence, and quiet luxury often found in the world’s most famous resorts.

Each home has four bedrooms, four-and-a-half bathrooms and four-car spaces, opening from the foyer to the main living and dining rooms.

Entertainment is central to penthouse life, with a bar, wine cellar, and large outdoor living area.

“A core of exceptional homes offering outstanding views across the city, Albert Park Lake and Port Phillip Bay. Expansive terraces with swimming pools, fireplaces, indoor and outdoor living areas.” said Mr McKie.

Inside, the spacious master suites are designed as private spaces, with oversized ensuites and Poliform wardrobes that reflect the scale and luxury often associated with a luxury home.

Penthouse prices are expected to exceed $18 million and some customization is possible.

“Buyers are in for something special, with rare access to KHA’s well-known development projects for Aman’s world-renowned resorts,” said Mr McKie.

Hotel service lifestyle

One of the added conveniences of being part of The Carter Building is that residents can enjoy hotel services* in their daily lives, from convenient valet parking to arranging private airport transfers.

These services reflect COMO Hotels and Resorts’ core expertise in creating a world-class experience for guests and residents, and many of their hotels have been awarded Michelin Keys as symbols of their exceptional quality.

While other developments may offer health facilities, the Carter Building is separate from all the amenities of the luxury project and access to the world-renowned COMO Shambhala spa, a dedicated 500sqm wellness centre.

Like the hotel’s day spa, residents will be able to book and enjoy luxurious treatments without leaving the building.

“Where this project goes is not only the amenities, but also the service. All residents can order room service, they can order cleaning, they can have demolition service,” said Mr. McKie.

Residents can also take advantage of room service or private dining at on-site restaurants.

In addition to these facilities, they can arrange the use of the sauna, gym, hotel swimming pool, golf simulator, and a dedicated concierge only.

He says: “It’s right there in your building if you want to enter it.”

More than just a luxury apartment complex, the Carter Building’s health center is a true hotel experience.

The global meets the local

Orchard Piper and KHA are focused on creating the overall design and interior feel of Melbourne to appeal to residents and international visitors who want a taste of the area during their hotel stay.

The exterior features traditional Melbourne bluestone, while interior finishes feature a warm Australian palette of natural wood and stone.

“The building is huge and cutting-edge. It’s one of the best glass-enclosed buildings in the area,” said Mr McKie.

When residents step outside The Carter Building, they will be surrounded by key Melbourne landmarks including the Yarra River, Royal Botanical Gardens, Fawkner Park and arts and sports venues.

It’s also walking distance to the new Anzac Metro, making it easy to get into the CBD and across the city.

The signature bluestone facade combines Melbourne’s architectural history with world-class design.

Making the Carter Building home

Mr McKie says The Carter Building has already attracted local downsizers and international buyers and is designed to cater for a range of buyers, with two and three bedroom units available, with prices starting at $1.95 million.

“Apartments and penthouses are designed to be spacious, which gives people the option of choosing a place to live on top of the house without compromising on space,” he says.

“They can enjoy hotel life with ease, with the best of Melbourne on their doorstep.”

Construction has begun and residents can look forward to making the Carter Building their home in late 2028.
