How the Rich and Lucky Make It to the Super Bowl: Rich Ticket Holders Pay Big Bucks to Rent Luxury Homes for NFL Championship

Excitement for the next Super Bowl game between The New England Patriots as well as Seattle Seahawks has reached freezing temperatures—but not before prices for luxury accommodations near Levi’s Stadium in Santa Clara, CA, have skyrocketed.

With dozens of A-list celebrities, sports legends, and high-profile executives moving up and down the Californian city, many luxury rentals anywhere near the Super Bowl site have long been taken off the market to be used as vacation spots for super-rich guests to enjoy the weekend.

Although the teams competing in this year’s Super Bowl have not been confirmed until Jan. 25—where the Patriots won the AFC Championship and the Seahawks claimed the NFC Championship—many of the luxury homes within walking distance of Levi’s Stadium were already taken in anticipation of the high-profile guests who would attend the event.

Luxury suites and penthouses at local hotels are booked for months, as are other short-term rentals. Many fans, managers, media groups, and corporate partners who had a reason to attend the Super Bowl game regardless of which teams will be playing had booked their seats last year.

Those who plan ahead can rent some of the luxury apartments for as little as $6,000 to $12,000 per night, plus taxes and other expenses, which sounds like a bargain compared to $250,000.

“Many of our guests have secured their stays in February and March in September 2025,” it said Harry Starkof Stark Villas by LuxJB, a Los Angeles-based company that manages mansions and buildings and provides superior services and experience to its clients.

In the first few hot days after the Super Bowl LX teams were announced, “Guests from the East Coast wondering about last-minute accommodations and access to the Super Bowl’s top seats, are often assumed to be available,” Stark laughs.

“Most of the requests came from Boston and New York, where many did not expect New England to make it to the Super Bowl.”

He added that many of these inquiries come from guests who are interested in staying in luxury villas as far away as Los Angeles—a five-hour drive from Levi’s Stadium—asking if LuxJB can arrange transportation to the Bay Area.

The only problem? Even homes in Los Angeles were booked months before the big game.

Joe Piazzaof Coldwell Banker, had listings for new luxury homes in the towns surrounding Levi’s Stadium, and told the San Francisco Standard that he intended to book Hollywood production companies and corporate event planners willing to pay “up to half a million dollars for just a few days of use.”

These aren’t just five-bedroom, six-bathroom gated communities—Piazza added that some of the sought-after private properties have amenities like pools, playgrounds, vineyards, fountains, vegetable gardens, wine cellars, and views of the mountains and city lights, while being close to the stadium.

But many of those well-heeled fans, who waited until the Super Bowl 60 teams were announced, were disappointed to find that most of the best buildings were taken long ago by travelers who were more interested in the event itself than the participating teams.

For those lucky enough to find a prime rental, they are guaranteed to enjoy, not just a blockbuster play and a highly anticipated half-hour performance. Bad rabbitbut also many jaw-dropping facilities, from health centers to beauty treatments.

What do the rich really want from Super Bowl hires?

It seems that just hotels or basic Airbnb rentals just aren’t comfortable enough for the elite. What they really want—and are willing to pay big for—is space, privacy, and curated information; heaven forbid they drag their yoga mats to the local gym, or brave the crowds at the best restaurants—even if reservations are made for them.

Instead, they prefer to have the top fitness instructors in the area come for private sessions, and the same goes for the best masseuses, chefs, and even hairdressers and makeup artists.

But not all people use their mansions as expected—like pies that serve as bases for their family and friends when they can’t go out to watch a game in the VIP rooms at the stadium.

Instead, the top providers of luxury and services see a new trend emerging: Many of the top .01% prefer to watch the Super Bowl and other major events on their own terms, determined by their standards, with full control of all dangerous variables, provided by trusted vendors.

That means they host top secret watch parties at their rental property.

“Our customers choose an experience over a seat,” he said Tal Maimonthe CEO of The Maimon Group, which not only provides accommodation, but adds a full luxury experience to customers, with the best and safest transportation to and from their hometowns and tickets that are almost impossible to find, VIP tickets if they want them. Many experiences like this can run well into the six-figure range.

Increasingly, Maimon is finding that his customers are more interested in bells and whistles than game tickets.

“This year, we’ve done a lot of unique programming for the Super Bowl that’s completely focused on private accommodations and select hospitality,” Maimon said.

“On the lodging side, we have placed teams in multi-room venues near Levi’s Stadium, specially equipped for private viewing parties, full catering setups, premium AV systems, dedicated event staff, and everything needed to create a superior viewing experience without entering the stadium.

“For one corporate client, we managed a multi-day program that included a private home base, curated local experiences throughout the Bay Area, and a fully produced home viewing party—all put together with white gloves.

“They want event, atmosphere, and luxury, but on their terms, in a private space they control. Our role is to capture and execute that vision without compromise,” added Maimon.

Stark confirms that trend, detailing some of the top experiences his company is offering this year. Rather than face the crowds and congestion within miles of Levi’s Stadium, the San Francisco tech company founder chose to stay longer with his family in Beverly Hills at LuxJB’s 10 bedroom Villa Colette.

From there, he can participate in other major events, in the first weeks of February, including the Grammys, the DGA Awards, and the NBA All-Star games.

Big plans for Super Bowl Sunday include the perfect themed experience, at home with family and friends coming together to watch and celebrate.

The company’s top chefs put together a Super Bowl-inspired menu as the experience is geared toward their kids, ages 8 to 15. In total, there are about 14 children and 12 adults living there. They are Seahawks fans, so the house will be styled to match.

The villa managers managed all the decorations and full setup inside and outside the home, everyone can enjoy the game together—either by the pool of the 240-inch outdoor cinema or in the movie theater, without leaving the place.

February weather can be a bit chilly in Los Angeles, so the pool temperature will be heated above 90°F so the kids can swim all day while the adults relax by the cabana as the private chef fires up the BBQ.

Is the traditional Super Bowl party a thing of the past?

“Across the board, the trend is clear: Guests are prioritizing privacy and talking about traditional parties at big events,” says Stark.

You might expect berwealthy employers to throw huge Super Bowl parties, rowdy fans to stain the hot pool water with brightly colored body paint, and plenty of fancy mini-pots at the ready.

But not so, according to Stark and Maimon. Not only do city ordinances in Los Angeles, the Bay Area, and many other metro areas around the country prevent large, loud groups from renting out, but frankly, most of the people who can’t afford to rent these luxury apartments are beyond the behavior of drunken guys.

“Guests prioritize quality and privacy over proximity,” Maimon said. “And they’re willing to pay for the privilege—they just need to do it up front.”
