An award-winning $7m+ ‘floating’ Red Hill home hits the market

Awarded Home of the Year at the 2014 HIA Regional Awards, Marhaba is a floating home offering luxury living on 1.29ha Mornington Peninsula.

More than 15 years ago, 36A Callanans Rd, Red Hill, looked very different – a place sellers believed was the place where they could build their dream home.

“The world structure provided flexibility, which allowed us to fulfill all our needs,” said the sellers.

“From the top, the view of Western Port also adds to the appeal.”

Working with Andrew and Sally Bartholomeuz, architects and interior decorators from Saaj Design, the sellers turned that dream into reality, and construction was completed in July 2013.

“The Saaj team was very attentive to our needs and kept us informed every step of the way,” said the sellers.

“They had a great team with great talent. We all chose Brynor as the architect. Sam Norris was a great architect and he was and continues to be interested in the project.”

This house was awarded Home of the Year at the 2014 HIA Victorian Regional Awards.

Features including a tennis court reinforce the award-winning nature of the area

The home itself is stunning, with a modern exterior that blends in with its natural surroundings.

“The location of the house high on the block, and the suggestion that it is floating, was very attractive,” said the sellers.

“The choice of colors is well integrated with the surroundings.”

Inside, floor-to-ceiling windows capture the surrounding forest and vineyards, while high-quality finishes, fixtures, and materials create a sense of luxury.

“The key features of the house are the open floor plan with large windows overlooking the block,” said the sellers.

“All the materials that are installed as well as the materials used are of the highest quality.

“They were selected by us and approved by the architects and builder. The quality of the fittings ensured that the house was able to fulfill its potential.”

This possibility involves entertainment, say the sellers, with well-thought-out features designed for this purpose.

“The dining area provides a complete kitchen where preparation and cooking can be done without disturbing the living space,” explained the sellers.

The four-bedroom home has a price guide of $7m to $7.7m.

An indoor-outdoor flow that connects the indoor/outdoor kitchen/dining area and outdoor kitchen adds to this, while additional outdoor features – notably a mosaic plunge pool, two-car garage, work shed, and tennis court – reinforce the property’s award-winning character.

“The outdoor spaces complement the house. The colors of the plunge pool blend in with the colors of the exterior,” Sellers said.

Its location is also a draw card.

“Red Hill is a unique place to live,” Sellers said.

“We are lucky to live here. Access to the Red Hill Merrick Track is a bonus. It offers a quiet, peaceful place to live.”
