Kiss Rocker Gene Simmons Drops Nearly $1 Million on Asking Price of Beverly Hills Home

A musical legend Gene Simmons he’s also slashed the price of his former Beverly Hills home—months after slashing half a million dollars.
Simmons, 76, first listed the “special” home for a staggering $13.99 million. That amount dropped to $13.49 million in September. It is now worth $12.5 million.
In total, the home has been reduced in price to $1.49 million.
The artist still stands to make a profit from the sale of the property, even with a reduced bid. He bought it for $10.5 million in 2021 to use as his California home base after he and his wife, Shannon Tweed Simmonsmoved to Las Vegas.
However, the Kiss rocker’s property portfolio became complicated due to his move to Nevada. It was just a tug of war for the couple who were struggling because of the punishing heat in this place. They finally decided it would be best if they returned to California.

What followed was a dramatic transformation of Simmons’ real estate portfolio.
First, the rock legend listed his Henderson, NV, sprawling property—and the surrounding area—just months after he bought it, first asking $13.5 million. He finally accepted an offer of just under $11 million two years later.
The sale was a bitter pill for Simmons to swallow, leaving him with a $200,000 profit after he paid $10.8 million for the combined properties.
Still, he came out of the black market—a result he celebrated with a banganother onemansion in California in September 2024, which he and his wife now use as their primary residence.
Property records show that Simmons picked up the “one-of-a-kind” Malibu property for $25 million through the same LLC through which he purchased his Beverly Hills residence—which he put on the market seven months later.
The Malibu home sits on a 2.5-acre blufftop that is, according to its original listing, “surrounded by stunning ocean views” and hundreds of trees, providing a lush landscape that serves as the perfect sanctuary for any star.
Adding to that sense of privacy and security is the home’s prime location behind its gates, which create a safe barrier between the Simmons and the outside world.
The residence is built using environmentally friendly materials, including recycled steel and sustainable timber, and gets most of its energy from Tesla batteries and solar panels.
Other eco-friendly comfort features are “water vapor burners,” built-in water filtration, and a ventilation system, “ensuring a healthy lifestyle at all times.”



The home has six bedrooms and nine bathrooms, as well as a luxury chef’s kitchen, home theater, two wine cellars, and a full gym. Out back, there is a saltwater pool, spa, basketball court, bocce court, putting green, and driving range.
The 14,500-square-foot residence is nearly twice the size of the Beverly Hills home Simmons and his wife are still trying to sell.
Simmons’ strict rules for potential buyers may have caused some to pause before considering a bid on the property—after he publicly stated that he would not sell the property to anyone he feared might tarnish the happy memories he and his family had while at home.
“You have an amazing time there, you don’t want a schmuck in the place you call home. No drugs, no drunks. I don’t want anybody coming in there to destroy the place,” he told the Wall Street Journal in April.
As long as the buyer can make it through Simmons’ strict selection process, they’ll have a nice pad on their hands.
An expensive place, listed by Lisa Young of Compass, comes with “a 40-foot glass infinity pool, stunning drought-resistant landscaping, and bold geometric bronze motifs that provide a unique artistic statement,” according to a press release shared with Realtor.com®.
Simmons’ place was designed by a Swiss architectRoger P. Kurathand is made of “glass, steel, oak wood and concrete materials,” emphasizing the sweeping views of mountains, valleys, and sea.
In a statement, Simmons said that the views are what drew him to this area in the first place.



“My favorite part of the house is waking up in the morning upstairs, drinking coffee in bed, and on a clear day I can see all the way to the beach,” he said.
“And my other favorite time is sunset in the upstairs room or downstairs to grill something outside. The views are really amazing.”
The five-bathroom property has 12-foot ceilings, a gallery space, and a lavish home theater.
And like her recently purchased pad, Simmons’ former home “uses solar energy for heated pools and heated floors, eco-materials and triple-pane windows.”
