Perth’s Coastal North Is Growing – And Prices Are Still Below Inner Areas

From Scarborough to Yanchep, Perth’s north coast is riding a property boom fueled by access to the sea, improved transport and family-friendly design.

With its seaside lifestyle, growing transport links and family-friendly communities, North West Perth is attracting new residents at the fastest rate in Western Australia.

Driven by strong population growth, major infrastructure projects and a wave of well-planned developments, the north-west corridor – from Scarborough and Dianella through Eglinton, Yanchep and Two Rocks – is now one of the most sought-after housing markets in the state.

A new report, PropTrack Stockland Regional Summary: Perth’s North West, reveals that more than 94,000 people have moved into the region since June 2014 – a 17% jump over the decade.

The report also found that the median house price reached $975,000 by August 2025 – up 9% in 12 months and 95% in five years.

“Although median house prices in Perth’s North West have grown, these coastal communities remain more affordable than inner Perth,” said general manager of Stockland in WA Development Col Dutton.

“Historically, Alkimos and Eglinton have had lower median prices, and even with recent growth, they continue to provide an affordable gateway to Perth’s inner suburbs.”

In East Perth, for example, the median price of a detached house sits at $1.3m. In Mount Lawley, it is $1.6m, and in Maylands it is $1.2m.

Coastal lifestyle meets the affordability gap

Strong demand is driven by limited affordability, even for larger homes, and the appeal of well-planned areas that offer green space and extensive amenities.

Regional transformation has also been accelerated by massive investment in transportation.

“The new Yanchep rail extension has made the CBD quicker and easier to access, sparking interest from both home buyers and investors,” said Mr Dutton.

“Freeway improvements and extensions reduce congestion and reduce peak travel times, making the region more attractive to commuters.”

These developments have helped connect new suburbs with jobs and lifestyles, increasing the appeal of both first-time home buyers and developers.

New communities shaping the future

Families make up 74% of homes in Perth’s North West, according to the report, and demand for larger properties remains strong – four-bedroom houses make up 56% of new development listings in the area.

According to Mr Dutton, Stockland is helping to meet this need with a range of well-planned communities that cater to different consumer profiles, balancing accessibility, connectivity, sustainability and quality of life.

“Families and first-time home buyers are finding real value here, with affordable homes that make the dream of ownership come true,” he said.

“Apart from price, the region offers a relaxed coastal lifestyle coupled with strong connectivity – reliable transport links, including freeway and rail access, keep the CBD within easy reach.”

Currently, Stockland has five well-planned communities in the area, including:

  • Alkimos Beach – Over 2100 lots once completed, with direct beach access, extensive parks and Australia’s first community six-star Green Star rating.
  • Grevillea – A 2000-home, all-electric community in Mariginiup with tree-lined streets, walking links to parks and a large future stadium.
  • Alkimos Vista – A sister project to Alkimos Beach, with 1400 spaces near the planned Alkimos City Central.
  • Amberton Beach – Eglinton’s sought after area boasts a beachfront location, beachside dining and over 14 parks.
  • Illyarrie – Sinagra’s premium enclave featuring Halcyon over 55-year-old living and views of Lake Joondalup.
