Bathroom magnate Lindsay Sinclair is selling her newly-completed beachfront mansion, drawing the line under a bitter seven-year battle with her wealthy neighbors on the Gold Coast’s Millionaire’s Row.

Described by listing agent Amir Mian as “the ultimate beach home”, the Highgrove Bathrooms founder’s four-storey property at 47 Hedges Ave, Mermaid Beach is set to be put up for auction.

The listing lasted almost a year after the Smorgon family – one of Australia’s richest families – reduced their Hedges Ave holiday villa for $12.3m, following a failure to block Mr Sinclair’s construction two doors away.

Smorgon, through Eurogold Developments, lodged a Planning and Environment Court application against Sinclair’s plans before withdrawing them and withdrawing the money as the 13.5m high project rises along the coveted coastline.

Mr Sinclair bought the 405 sqm beachfront property for $4.6m in 2018 from developer John Potter.

A long-running approval saga ensued, with the original Hamptons-style owner’s concept being shelved in early 2020 amid opposition from neighbors including veteran baker Frank Goldstein and wife Regina.

After briefly exploring land sales, Mr Sinclair received approval for a revised design, which was pushed further to include a roof terrace and finally completed last year.

Designed by Studio Workshop Architects + Associates, this home has four bedrooms, a man cave, a wine cellar, a basement and an elevator connecting all levels.

It is defined by a covered concrete facade that frames the view while protecting privacy. Showcasing features include a glass viewing panel from the kitchen below the rooftop pool overlooking the coast and Hinterland, and a stunning marble cocktail bar.

“This extraordinary home makes a powerful statement with form, material and art,” the agreement states.

The area has long been a magnet for big people and big ambitions, originally hosting a two-bedroom mansion built by film producer Michael Edgley in the 1980s, which was eventually owned by bookie Terry Page before it was demolished in 2012, sitting empty for years.

John Potter later bought the site but left the house plans, divided the land into two lots and sold them separately, with 49 Hedges to Andrew and Lisa Quinn.

Next, billionaire Clive Palmer paid $28m last year for the triple block, underscoring the property’s soaring value.

Mr Sinclair founded Highgrove Bathrooms on the Gold Coast in 2005, growing the company into a national store with more than 50 showrooms with his son, James Sinclair, at the helm.
