All properties under $1m-plus in South Africa are disclosed

For months now we at the Market have been watching the monthly real estate reports to be able to bring you the news that Adelaide has just under 150 properties with a median of $1m or more.
Last month there were 137. In December there were 148.
This comes after November 147, October 140 and September 141.
Now we can finally say that the number of SA suburbs and towns has surpassed 150 cities or towns with a $1m producer – and a long way to go.
According to the latest PropTrack data, there are now 191 towns or cities with a $1m median.

That’s up 54 percent from last month — good news for homeowners hoping to get capital appreciation when they sell, but another blow for house hunters hoping to get into the market.
Adelaide’s most expensive suburb is Tennyson, recording a median of $3.48m.
Medindie, on the northern edge of Adelaide, was the second highest, with a median of $3.4m, while Unley Park, south of Adelaide, rounded out the $3m club with a median price of $3.0375m.
Another 13 towns had incomes between $2m and $3m, while at the other end of the spectrum, Flagstaff Hill, Macclesfield, Pasadena, Tooperang and Woodville South and Woodville West all came in at a median of $1m.
Paradise, north-east of Adelaide, could be the first to join next month if house prices continue to rise there, recording an average of $999,500 this month.

Williams Real Estate’s Stephanie Williams, which sells prestigious properties across Adelaide, said the end of the market seemed inevitable.
“There’s a limited supply of luxury homes in South Australia, they’re tightly held, and there are more people looking to buy than there are to sell – that’s not going to change anytime soon,” he said.
“$1m is no longer the basis for a luxury house – $3.5m to $4m.”
He said that although interstate investment was very common in the market, now most of the local people who have money are buying our more expensive homes.

Ray White Unley/Colonel Light Gardens selling agent Joe Marriott said Pasadena, which was listed this month but not last month, said it was a mixed market, with properties ranging from $850,000 to $1m.
“If you’re going to find something in Pasadena for less than $1m, it’s going to need work or it’s going to be in a small area,” he said.
“Pasadena, Panorama and St Mary’s have been renamed Unley High in the last few years and that has helped make them more desirable.”

Pasadena residents Betty and Gabriel Douflias, who sold their 9 Kalka Cres home within 25 years through Mr. Marriott, also say they’ve seen prices go up in that time.
“People have discovered our quiet little place, which is now very popular,” she said.
He said he was hoping to get a bigger price when it sold.
“I hope a good family will buy it because it is a good place for families,” he said.
