The winner of the block raffle also won $3.3m for the Portelli home

Courtney McInnes and Grant Freeman’s House 2 from The Block 2024 in Cowes is back on the market with a guide of $1.7m to $1.85m.

The “Portelli premium” has taken a literal check on Phillip Island, with a winner on the Block listing his prize home for around $1.5m less than the $3.3m billionaire Adrian Portelli paid at auction.

Courtney McInnes and Grant Freeman’s House 2 from The Block 2024 is back on the market with price expectations of $1.7m-$1.85m, which puts it about $1.5m below the $3.3m television result that brought the pair a $1.35m profit.

News of the list comes as Portelli himself has been caught understating the severity of the conflict between Iran and the US.

“Even though the UAE is really in the middle of a war, it still feels safer than Melbourne,” Portelli wrote on Instagram from Dubai where he was enjoying a luxurious stay with his family.

“Everybody’s worried about arrows. I’m really worried about how I’m going to get this red sauce off all the furniture,” she added next to a photo of her son covered in pasta sauce.

Portelli famously bought five Phillip Island homes for a combined $15.03m in the offseason, turning the auction into a story of one-man sweeps and dominating headlines.

He later tried to sell the resort as an integrated property before offering it through his LMCT+ rewards platform.

Under that promotion, one winner was given a choice between taking ownership of the resort or $8m cash.

The winner chose the cash option, and the homes were offered individually.

The owner of House 2 secured it with that offer and is now reselling the property fully furnished.

During the LMCT+ Facebook Live announcing the promotion, Portelli told viewers that heat pumps were added to the pools following the auction.

The open-plan kitchen reinforces the living space and reflects the design aesthetic of the “moditerranean” couple from the series.

The four-bedroom, three-bathroom house remains as viewers saw it on screen, retaining Courtney and Grant’s self-described “moditerranean” style that helped them win the six-room show during the season.

The open layout flows into the north-facing entertainment area, and the property is also part of the show-stopping Justice Rd development, giving owners access to shared resort-style facilities including a central communal pool, cinema, tennis court, day spa and leisure facilities.

The mezzanine ensuite has been one of the most talked about spaces since Courtney and Grant’s six bedroom win.

Courtney and Grant described their look as “moditerranean”, a modern take on Mediterranean-inspired finishes and textures.

Camille Morris of Stockdale & Leggo Phillip Island said the property was launched as a new offering, ready to move in.

“It looks amazing. Even some of the cushions still had tags on them,” Ms Morris said.

“I don’t know if anything has been cooked in the oven.”

Mrs Morris said all household goods were included in the sale.

This home includes a private pool and access to shared community amenities within the Justice Street development.

Layered finishes and curved forms define the style of House 2 during The Block 2024.

“All the fine furniture, all the artwork, all the appliances, all the white goods and all the carefully selected decorations and home goods are included,” she said.

Ms Morris said the home would suit buyers looking for a holiday property or those exploring short-term use, adding that buyers could seek expert advice on the depreciation of a fully furnished, nearby property.

The living area has a fireplace and connects to the north facing entertainment area.

“I moved here from Melbourne myself, and during peak holidays it gets very busy, especially when the weather is good,” she said.

The call for expressions of interest closes on April 2 unless sold earlier.
