Records show that the home was bought for $11.5m about 11 years ago, and even with renovations it is likely to double the owners’ original investment.

The result was a house that combined views and privacy, and a design that attracted repeated inspections within days from the kind of Melbourne families who could afford the asking price of more than $25m.

“Consumers really like that it is suitable for family use, the place and the place where they live and the neighbors,” said Ms. Feng.

“And they like local operations.”

Ms Feng also sold the house next door at No 38 to its previous owners, as a vacant lot, for $7.75m about 11 years ago – resulting in a house on the same block costing $28.1m last year.

Currently, the suburb record is held by nearby Shrublands, which sold for $29m in 2021.

Last year it was advertised for sale for $31m-$34m by businessman owner Ali Ali, from an inheritance in 2024 for $48.8m and a neighboring home.

This 10 bedroom mansion has not been advertised yet.

But with another $25m-plus sale likely on the way, Monomeath Ave is on course to join other Melbourne neighborhoods in Toorak and Brighton.

It also recorded sales of $21m in 2022, at No. 33, sales of $16.281m at No. 41 in 2023, and a five-bedroom strike at No.
