A prominent East Geelong character home with its own temporary accommodation has been snapped up by buyers looking for the perfect place to host their growing family.

A four-bedroom Edwardian residence at 400 Ryrie St has sold for $1.28m after a brief campaign.

The big draw card was the self-contained backyard studio that we managed as an Airbnb, which buyers planned to use for family vacations.

Sitting on a 688sq m block opposite Geelong High School and Eastern Park, the home’s deep setback shields it from the main road while showcasing a reserved frontage lined with dark and light windows.

Three bedrooms share a family bathroom with a classic double vanity, claw-foot tub and pressed accents, while a spiral staircase leads up to the flexible basement, presented as a fourth bedroom.

“It’s a beautiful home,” said Gartland Geelong selling agent Will Ainsworth.

“It was almost like a farmhouse when you walked in, and yes, I know it’s on Ryrie St but it was set back a bit, and once you’re inside, you don’t know where you are.”

“The people who bought it were couples, but their children are starting to have children of their own,” he said.

“That part of Airbnb in the background, they feel it would be a great place to visit.”

Mr Ainsworth said the highway was ready for the price.

“I think $1.28m for that size block, with that house on it, with an Airbnb component, anywhere else, would be worth north of $1.4m,” he said.

It was a similar situation at 196 McKillop St, East Geelong, where Sydney buyers found the updated California bungalow at auction over the weekend.

The three-bedroom home sold for $755,000 after two competitive bids.

“The top buyers are from Sydney and they’re looking to go down in a year’s time,” Mr Ainsworth said.

The weatherboard house featured leaded windows and high ceilings, as well as modern updates including a kitchen with stone waterfall benches, and upgraded bathrooms.

“They wanted something that was livable or livable without remodeling and therefore more expensive, a character home,” she said.

“It doesn’t have to be a big place, but something they can go into and do some work down the track in the middle of Geelong.”

A speculative buyer looking for a renovation project was the bidder, while the first two buyers watched from the sidelines.

The highway location was also reflected in the price, he said.

“The price guide of $690,000 to $750,000 was there because it was near an intersection and on a busy road.
