Famous ‘Bills Mafia House’ Near Buffalo’s Highmark Stadium Sells for $110K Over Asking Price.

The iconic “Bills Mafia House” has found a new owner who paid a fortune for the right to own the building on the property next to Buffalo’s newly constructed Highmark Stadium.

According to records, the property — which hit the market in January for $699,900 — sold on March 13 for $810,000. That’s over $110,000 over the asking price.

Those same records show that the Bills-themed residence was purchased by an LLC aptly named The Bills Mafia House.

Although the buyer or buyers, who have not yet identified, may have gone above and beyond to secure the property, they are willing to make a significant return on their investment, when the property offers an impressive history of use as a short-term rental property.

This two-bedroom property is located in Orchard Park on “the closest local road” to the gates of the brand new Highmark Stadium, which is set to open its doors to fans—and players—in the summer.

Although the home has a space of 1,062 square meters, its “invincible location” of the “ground zero” of the sequence makes it a potential gold mine, which guarantees a price of $659 per square meter.

“The location is what makes this property special,” the listing agent said Katelyn Eddyof Keller Williams Realty Lancaster, told Realtor.com® shortly after the property went up for sale. “It sits in a section with two other areas between the training ground and the new stadium.”

Indeed, the property was flooded with interest from prospective buyers as soon as it hit the market, when Eddy identified the seller. Shane Prouty received several offers before the site hit the multiple listing service.

In a previous post shared on X, Prouty, who acquired the home 13 years ago for just $58,000, said he realized the time had come to pass on the “one and only OG” lamp to a new owner, noting that he had high hopes for the property to live “to the best of its ability.”

“As I look back on the past 14 years all I can say is it’s been a hell of a ride!” he wrote. “We met a lot of great people and made a lot of great friends along the way.

“However, the time has come for the one and only OG #BillsMafiaHouse to be something bigger, something better, and live up to its true potential.”

Prouty admitted that he does not believe he “has it in him” to carry the legacy of this home into the future, although he said he is “forever grateful” to everyone who has contributed to the history of the place.

“With my work and my family in the things I am involved in, it is not for me to take it to another level,” he continued. “We will always be there and part of the next scene! But the time has come [when] it won’t be [at the house].”

Prouty, who said he has never missed a single home game for the Bills in 16 years, emphasized that he plans to continue supporting the team in its new stadium, but he does not see that he can continue to devote himself to the Buffalo squad while he is in charge of the renovation of the place.

While the property can be used as a primary or secondary residence, it is currently being used as an investment opportunity. The sellers originally used the home as their primary residence before converting it to a rental property several years ago.

Because the property sits on a double lot, there is an opportunity to increase income by renting property close to home for those visiting the game in RVs and campers.

“They are hiring [out] a house and a space for campers to come and enjoy the games,” said Eddy.

What makes the area even more attractive and profitable is that, in addition to allowing short-term rentals, its new zoning status now offers the next buyer a wealth of opportunities, including the unique opportunity to custom-build their dream home.

“The platform is designed for mixed use, so you can use it for anything,” he said. “It can be used for retail or retail. You can build a three-story building or open a bar or restaurant. The possibilities are endless, and it has great exposure, catering to thousands of fans who pass through each season.”

“[Buffalo Bills quarterback] Josh Allen filmed the commercial there, sitting on the couch,” Eddy noted. “The whole house is decorated with all kinds of Bills memorabilia.”

The fan favorite is easy to spot as the exterior features the Buffalo Bills logo and #BILLSMAFIA tagline.
