Waterfront executive home aims to break Hervey Bay suburb’s property price record

A stunning new property in a region often considered one of Queensland’s top retirement destinations has hit the market and is set to break a record for the suburb.

Located in Point Vernon in the Hervey Bay district, 108 Esplanade is listed for offer at more than $2.95 million, nearly four times the median home price of $770,500.

Publicly available real estate records show that the most expensive house to sell in Point Vernon to date changed hands for $1.82 million in December 2024.

Another Esplanade property with four bedrooms, three bathrooms and a 1084sq m block sold on February 3, and while the price has not been disclosed, it is understood to have set a new record for the suburb.

But that could change with the sale of 108 Esplanade, which is being marketed by Queensland Sotheby’s International Realty agent Lynn Malone.

The latest REA Market Trends report shows that the median home price in Point Vernon has increased by a whopping 108.5 percent since the start of the Covid-19 pandemic in early 2020.

Point Vernon is Hervey Bay’s premier waterfront destination, with the Esplanade foreshore stretching 16km.

The nearby Urangan Pier and Great Sandy Straits Marina offer world-class fishing and boating.

K’gari, the world’s largest sand island, is just a 45-minute boat ride away, and Hervey Bay, the world’s first designated Whale Heritage Area, attracts visitors from every winter.

The region has attracted a lot of money from places like the Sunshine Coast and the interstate as people move on from the way of life during the crisis.
