Where else but Hobart can one find 317ha of land with 4km of water front half an hour’s drive from the CBD?
Or just 15 minutes from bustling Kingston?
No.441 Tinderbox Rd, Tinderbox offers this and more.
With bald eagles flying overhead, the property, known as Tinderbox Farm and Vineyard Estate, includes rolling pastures and woodland with sweeping views, as well as two homes: an original farmhouse and a converted stable.
Fall estate agents Rupert Hansen and Shannon Fall described it as “breathtaking”.
Mr Hansen said the area would be suitable for buyers looking for a life of housing.
He said the first house that was on the heritage list dates back to 1820.
There are three or four rooms, depending on the needs, he said.

Period features include a wide hallway, stained glass, high ceilings and original woodwork.
The home has a U-shaped hipped roof, a skill extension to the rear, and symmetrical brick chimneys. A clear, gabled porch with square beams and a pointed iron valance overlooks the Channel D’Entrecasteaux by Bruny Island.
The surrounding grounds include an olive grove, fruit trees and mature macrocarpa pines.
“You can see that the home is well maintained, it’s in excellent condition,” said Mr. Hansen.
“The next owner will feel good about living here.
“Another glimpse of the area’s past can be seen in the original shearing shed. At one time, people drove merino sheep here. It was not used for a while, it’s a time capsule.”
The property’s second residence, converted from the original stables, is located up the hill from the main house. It was converted in the 1980s.

The Georgian building is a symmetrical two-storey painted brick building with a moderately carved roof.
The east face of the building shows four different bay windows.
Original features include stone flooring, wooden details and original built-ins.
Ms. Fall said the interior is a showcase of beautiful woodwork.
“Downstairs, there is a large living area, with a kitchen and a bathroom at the end where the stables would be,” he said.
“Then upstairs, in the area that could be kept, there is a living area next to the bedrooms.
Both houses have stunning water views over the Tinderbox marina.

The owners of the place have converted the stables into a place for parents.
“It’s easy to imagine that it will be used as a farm residence in the future,” he said.
“This building offers the opportunity for two families, guest accommodation, a room door or other tourism use.”
Tinderbox Estate has 2ha of planted vineyards and three irrigation reservoirs.
“The vineyard, which was established in 1993 where pinot noir, riesling and chardonnay were planted, sits on basalt and dolerite soils,” he said.
“The vineyard has been producing for the past years, growing to five tons of grapes.”

Mr Hansen said the owners also had plans to expand from a vineyard consultancy, if this would be an attractive option for the next owner.
“There are about 80 vineyards planted – a huge expansion of viticulture,” he said.
“If you look at Bruny Island, the location of this place is among the most famous wine regions in the south of Tasmania in the Coal River and the Huon Valley.”

Ms. Fall said the future of the area could look many ways, depending on the buyer.
“It is possible that this area will attract interest from wine companies, Tasmanian or elsewhere,” he said.
“There has been a trend of northern grape growers and wine producers looking to find productive land in the south.
“This area can attract people who want to build a residential area for shops.
“It’s a statement piece, so the buyer is likely to be someone who wants to bank on a beautiful waterfront property.”

Although the possibilities are increasing in many ways, there are other considerations. Mr Hansen said the subdivision proposal was progressing.
“We have the first notification approved by the Council to create 12 degrees called Environmental Living,” he said.
Another feather in Tinderbox Estate’s cap is that it is a popular photo spot for aurora-chasing photographers.
Mr Hansen said there were a number of remarkable images of a dead tree with the sky lit up in the princess’s colour.
“The Tinderbox tree is very well known in the photography community,” he said.
