How One North Shore Family Got Their Dream Beach Home Without Playing the Auction Game

It’s hard to find dream homes, and building your own can be easier than finding an established home that will fit perfectly.

Between weekends spent visiting open houses and the daunting prospect of making money at auction, buying an insured home can be a challenge.

It’s no wonder then that buyers are turning to new design to find the perfect home for them.

Emma and Simon, a couple who built with Metricon – Australia’s leading housebuilder – were able to escape the pitfalls of the established property market and build a home that worked for their family.

To find their dream home on the Northern Beaches, Emma and Simon turned to new construction with Metricon.

Why build a beat to buy

Emma and Simon moved to Australia from the UK to live on the Northern Beaches in Sydney.

While living in Australia was planned to be a temporary trip, their family grew and they realized it was time for them to find a permanent home.

Emma says: “We’ve been looking at homes that have been left intact for years.

But in the Sydney market we were always frustrated, often with houses that still needed a lot of work.

Frustrated with the auction game and knowing they were looking for a home that ticked every one of their boxes, the couple decided to build a new one.

They were able to find a plot of land in the coastal area of Warriewood and began looking for a builder to meet their needs.

“When we started looking at builders, Metricon really stood out,” says Emma.

“There were many floor plans that worked for our block and the way we wanted to live.”

Building a new home meant Emma and Simon avoided the competitive Sydney property market.

Coastal design made with stitching

The range of floor plans Emma and Simon could choose from meant they were able to find one to suit their unique block.

“Our block is wide but not deep, and Trentham 30 was a perfect fit,” says Emma.

“Because we’re so close to the beach, we wanted a relaxed beach feel. We also added a Juliette balcony for a little more of a view.”

The design provided plenty of space for their family, with a two-story floor plan offering two separate living areas and a basement study.

Upstairs, four generously-sized bedrooms and additional living space mean they have plenty of room for their family now and in the future.

The design of Trentham 30 allowed Emma and Tom to make the most of their unique Northern Beaches block.

Although the Trentham 30 already includes a lot of storage, such as a walk-in pantry, built-in cabinets, and a walk-in-wardrobe in the master bedroom, they were able to customize the design and add even more.

“One of the biggest changes was under the stairs,” said Emma.

“We turned it into a big storage closet because with kids, storage is everything.”

The couple teamed up with Metricon consultants at their Studio M inspiration and design center to add even more personal touches and details to their home.

As an interior designer herself, and founder of her own interior design firm Two Stories Interiors, the process of designing her home was fascinating.

He admits he found giving up some creative control “a bit awkward at first”.

“But I actually found Studio M’s process to be really good,” he explains.

“Although we had to compromise on a few things, such as concrete benches, working between Metricon’s options and suppliers still gave us great flexibility.”

Metricon’s Studio M team helped Emma and Tom find wind turbines that fit their style and budget.

A clear and confident shopping journey

Working with Metricon’s New Home Consultants and consultants was a key part of what made choosing Metricon the right decision for Emma and Simon.

They appreciated the team’s transparency in the construction process, including their commitment to high prices, something they found attractive compared to other builders they were looking at.

“It gave us real confidence and visibility into the total cost, which made the decision a lot easier,” says Emma.

Being able to understand exactly how much they would need to pay was one of the biggest advantages of creating a new established purchase, where they would have to enter an auction and a bidding process.

For other families looking to start their building journey, Emma says she would recommend Metricon.

He says: “Especially when you are still working out what you want.

“The Studio M team is brilliant and the result speaks for itself.”
