eXp Realty is adding upcoming sales soon to Realtor.com, Homes.com

Listings will be distributed to these sites through Zenlist, an integrated third-party listing platform, and agents will only be able to sell future listings immediately with seller approval. Additionally, the company said the listing time may be in the near future subject to local MLS rules and guidelines. The listing will include property information and photos and sales will begin on April 15.

According to eXp, this move will put their upcoming listings in front of more than 170 million viewers per month.

The decision reflects the old belief in transparency

The company said the decision reflects “the long-standing belief that transparency and broader consumer access to real estate listings serve the interests of buyers and sellers alike.” By selling upcoming listings on these portals, eXp believes it will expand the listing’s visibility to buyers, giving them greater access to properties across multiple platforms and not just one website.

eXp noted that sales agreements are not exclusive and that any site may choose to accept future eXp listings in the near future on equal terms, pending local MLS rules and seller approval.

“Our philosophy is simple,” said Leo Pareja, CEO of eXp Realty in a statement. “When a home is marketed to the public, buyers deserve an opportunity to see it. Our role as an industry is to create the most open and efficient marketplace possible for buyers and sellers. This isn’t about limiting where listings appear. It’s about increasing visibility and giving sellers as large an audience as possible while maintaining compliance with MLS and local laws.”

An important step in supporting MLSs

Damian Eales, CEO of Realtor.com called the agreement with eXp “an important step forward in supporting MLSs and our accompanying mission to ensure a fair marketplace driven by MLS transparency.

“Marketers want clicks, not cliques and eXp delivers,” Eales wrote in an emailed statement. “We recognize the seller’s desire to test prices before officially going to market, and ‘Coming Soon’ status is the perfect solution for buyers, sellers and professionals. By displaying these listings in the open market, sellers can achieve real price discovery. It eliminates the need for private marketplaces and ensures equal access to all buyers, not a subset selected by the listing agent. Finally, the public status of ‘Coming Soon’ encourages more engagement and more bids, often leading to a higher sale price. We thank eXp for their leadership and encourage all sellers to put their customers’ interests first by making ‘Coming Soon’ listings widely available through their MLS. If MLS does not support the ‘Coming soon’ status today, we encourage MLS to create one.”
