A developer unveils a luxury Gold Coast apartment tower designed for everyday culture

Designed for how residents move, recharge, and live day to day, Exhale is the newest residential-only address, of just 54 homes, by South East Queensland developer Siera.
Located in Northcliffe, between Broadbeach and Surfers Paradise on the Gold Coast, Exhale is 60m from the sand.
Designed with long-time architectural partner BDA, Exhale will rise from the corner of Enderley Ave and Garfield Tce, a site that took 12 months to acquire and 12 months to secure.
Exhale founder and managing director Brent Thompson said Northcliffe was increasingly regarded as the Hedges Ave of apartments on the Gold Coast, and this site was a key reason why.
Exhale by Siera will have 54 boutique apartments on the Gold Coast.
“At Sierra, design always starts with the same place: the place, the lifestyle, and the people who will call it home,” he said.
“What will matter in 50 years when the building has a second or third generation of owners? That thinking forms all the decisions at Exhale. Everything started with a way of life. Exhale is about being connected to the sea, the air, views from all directions, and well-designed spaces that address the way people want to live.
“We protect all of that with three things: a unique location, smart design, and being an exclusive residential area with only 54 houses.
Located 60m from the sand, the Northcliffe address will deliver two, three and four bedroom designs.
“We needed a place where the building could sit close to the sand, where the views would be protected forever, and where the neighborhood already had the lifestyle we wanted to design.
“This was the perfect location and Exhale will be a unique project that will never be done. Once sites like this are delivered, they will be here for the next 50 to 100 years and the opportunity is gone.”
Mr Thompson said Exhale was designed in the same way that Sierra had in mind for every project, but this place meant more to the team than the sea and the lifestyle.
Mr Thompson and Jarrod McInally, head of development, have spent many years in the area and their children are young lifesavers.
Each design maximizes views from other apartments featuring approximately 30m of glazing, multi-functional rooms, wrap-around balconies, and two large bedrooms.
The team rests in this area while others stay in the area.
Before the project was launched, more than 40 percent of the property had been sold to friends, family, and previous buyers.
“Designing the Exhale service center was much more than just ticking boxes,” says Mr Thompson.
“All spaces have been scrutinized in terms of the daily habits of their owners and how they connect.
More than 40 percent of the building has been sold to friends, family and those who bought in the past, before the launch of the project.
“Come back from the surf, wash down in the deep water, wash your board, and easily step into the spa or Nordic hydrotherapy circuit to cool off.
Then the building transforms into peaceful, spaces designed to bring people together and create memories. A library for a quiet morning, a cinema lounge for the grandkids on a rainy afternoon, and a private dining room with a wine cellar for birthdays, special occasions, or a long dinner with friends.
“The boardroom ensures that it is as efficient during the week as it is at the weekend.
“What makes the world Exhale delivered so special is that its scale and location allowed the design team to maximize views in a way that few beach buildings can.
Exhale facilities include a spa, Nordic hydrotherapy circuit, sauna and ice shower, reformer pilates studio, library, cinema, lounge, private dining room with wine cellar and boardroom.
“Of the five different residential types, some have almost 30m of snow with no sense of view from the neighboring building.
“Spacious kitchens, multi-purpose rooms, wrap-around balconies open to the breeze, and two bedrooms are great for couples or visiting families.
BDA Architecture director John Lightbody said the design was inspired by the coastal landscape.
Exhale is Siera’s third project to start construction on the Gold Coast, and another has been approved to plan.
Completion of the development is scheduled for 2028.
Founded by Mr Thompson in 2014, he said Sierra has always delivered thoughtful developments to owner-occupiers, both as a builder and developer.
Its latest beachfront project, Pipis in Bilinga, has been completed. The Tapestry at Chevron Island is ending later this year and nine out of 10 Sierra buyers still call the Sierra their home.
Construction has started on this project which includes two, three and four bedroom designs. Completion is scheduled for 2028.
