“The seller is a businessman, this was going to be his holiday home,” Mr Skene told realestate.com.au.

“He is a visionary who has worked very well with architect Harley Graham, who is probably the best known architect in the region.

“He has other plans that he is putting together and he didn’t tell himself that he has used them a lot. That is the reason for his sale.”

With a price guide of $12-13 million, 176 Leadbeatters Lane will break the city’s price record “in no time”, although that’s a fraction of what properties of this type are selling for in nearby counties.

And locals are starting to take notice.

“Alstonville is definitely a town that’s getting a lot on the map,” Mr Skene said.

“It’s 25 to 28 minutes to Byron Beach,” he said. “There is an overflow [of buyers] from Byron, 100 percent.

Alstonville home values ​​have fallen 13% in the past 12 months according to PropTrack, and 66% in five years.

“Alstonville has a great community, there are many families moving to the area because it is affordable.

“There’s an amazing sporting community, schools, 15 minutes to Ballina airport, and beaches 15 minutes away.”
