AFL player-turned-businessman Brad Moran has admitted an “ambitious” strategy hampered the auction sale of his Gold Coast mansion.
The Tallai estate, which also topped the viewing list on realestate.com.au, was quietly released late last year after a heavily marketed auction campaign with Kollosche agents Michael Kollosche and Jamie Harrison. It was also listed with rival agent Amir Mian this month in a private deal worth a whopping $27.5 million.
Speaking publicly for the first time about the first campaign, Moran said the timing worked out for him.

“Most places like this take six to 12 months [to sell]so it was a big wish for us to think that we can finish it in six to eight weeks,” he said.
“There was nothing wrong with what we did, we knew we were bound, at the right time, we presented at the end of the year, but that was my decision to run the gauntlet so I could leave.
“Many expensive things [buyers] I don’t want to be involved in the auction,” he said.

Kollosche’s agent Jamie Harrison confirmed that an auction planned for late November has been put on hold.
“We had an unconditional cash offer that was close to our expectations and the seller refused to accept it,” Mr Harrison said.
“[The] all the answers were below.”
Moran said the experience proved a “learning curve”. He took the house off the market at Christmas before Mr Mian “twisted his arm” to relist it.
“As a retailer, running these processes is taxing and stressful,” he said. “This is not a typical home, and when people make a decision like this, it’s usually not going to be their primary home, so there’s not the same urgency.”

Mr Mian said lifestyle brands rarely fit short campaign windows, especially when consumers may need to travel between regions to explore.
“With a place like this, there is no guarantee that you will find the right buyer in a quick 30 days. People need to see it, feel it, and they may have to fly to do that,” he said.
The 8,888sqm property at 160 Tallai Rd, which Moran bought for $7m in 2021 following the $205m sale of his CitrusAd marketing business, has been extensively renovated over four years and includes the main residence and three guest houses.

Moran, who retired from the AFL at the age of 24 after stints with North Melbourne and Adelaide, said the project had been a concern.
“I spent 65 hours a week, every week for three years on it,” he said. “The desire was to push all the boundaries of what is possible – from an engineering point of view, but also aesthetically.”
Called The Estate, the showstopper has 10 bedrooms and 11 bathrooms and is equipped with high-tech equipment and luxury features including a gold-tiled infinity pool, a 16-seat cinema, a hidden poker room, a whiskey bar, a basketball court, a go-kart track and a 13-car underground garage.
