Top contenders for $1.76m holiday style Mentone courthouse

Three big players vying for a piece of “holiday home” luxury, pushed a rare Mentone court property to auction for $1.765m.

Despite Melbourne’s “tough” market, the four-bedroom residence at 8 Logan Crt has proven that prime land and resort-style features remain an irresistible treat for Bayside families.

Vicprop selling agent Cemil Kandemir said the sale, which ranked among Melbourne’s strongest results on February 7, highlighted a shortage of quality family homes in tightly held pockets.

“Melbourne is a bit of a market at the moment. It’s not really possible,” said Mr Kandemir.

“So to hear that we made the top five is amazing.”

The home attracted three active buyers, all real estate agents from Mentone, Cheltenham and Dingley, with bids opening at $1.6m before rising slightly to $1.765m.

Mr. Kandemir said the result shows a strong demand for homes that offer quality, privacy and long-term health that is more difficult to secure near the beach and high schools.

The front living room is part of the home’s many living areas, one of the main draws for bayside families up in Mentone.


The kitchen sits at the heart of the floorplan, positioned to serve both the main living areas and the outdoor entertaining space at 8 Logan Crt, Mentone.


“It definitely needs a little provision there,” he said.

“It was a unique home as well, in a great location, and a lot of people need to upgrade and there aren’t too many properties out there that summer.”

Set on an 816sq m block within a quiet inner court, the property stands out for its sense of solitude and its resort-style outdoor space, complete with a pool and spa designed for family fun and relaxation.

The home’s floorplan also played an important role, with multiple living areas and a master bedroom on the ground floor, a layout that is particularly attractive to families planning to stay longer.

The resort-style pool and spa brought a “vacation-at-home” element that helped spark strong competition for the Mentone courthouse.


Mr. Kandemir said the position of the court is the main driver of urgency.

“That system of the court within the court stood out,” he said.

“You probably only see something like this once in a 50 list, if that.
“Families really appreciate that level of privacy and security.”

Garden views across the pool and spa highlight the home’s entertaining setting, rarely found on an 816sq m block in a quiet Mentone court.


The successful buyers were a family of four with two daughters, who were immediately attracted to the country lifestyle.

“They told us straight away that the back area sealed the deal, it was actually the kids’ favorite part of the house,” Mr Kandemir said.

“For the parents, it was the openness of the interior and the way the home flows.
“It felt like a forever home to them.”

Bidding opened at $1.6m before the Mentone court house sold for $1.765m, with three active developers from Mentone, Cheltenham and Dingley in the running.


A solid vehicular accommodation has been added to the listing, with dual driveway access, a large double garage and a 10m tandem carport offering exceptional flexibility for bayside buyers.

Mr Kandemir said Mentone continued to punch above its weight against neighboring Bayside areas, with schools remaining an important drawcard for family buyers.

“Buyers are always comparing Mentone to Parkdale and Mordialloc,” he said.

“The provision of the school here is a great benefit and keeps the need very deep.”

He said the recent move in interest rates has done little to deter hikers when the right opportunity presents itself.

“For families, these decisions are driven by necessity,” he said.

“They outgrow their homes and need more space.

Looking ahead, Mr Kandemir said demand for Bayside remains strong.

“When high-end homes come, buyers still show up,” he said.

“And they are still ready to compete.”
