Sandstone church sold for just $80K among Australia’s cheapest properties

Sydney has bought a former 1883 Anglican church in a remote NSW town for just $80,000, marking one of Australia’s cheapest properties last month.

With plans to restore the sandstone church to its former purpose as a place of worship in the hamlet of Wilcannia, near Broken Hill, the $80,000 estimated sale of 80 Woore Street was a significant cut from its asking price of $129,000.

The property was among the top three homes to sell for $80,000 or less in January, according to sales data from realestate.com.au.

Property purchases are priced at just a fraction of the cost of the average home in Australia, with the national median house price reaching $883,000 in January according to the latest PropTrack Home Price Index.

From humble shacks to cozy homes and exciting rehabs, here’s a glimpse inside some of Australia’s cheapest places to change hands so far in 2026.

Sandstone heritage church

Advertised as an opportunity to own a piece of history, selling agent Zeth Grant from John B. Grant Real Estate said the church came on the market after its Sydney-based owner realized the difficulties he faced with maintenance work.

“It obviously needs a lot of work, given its age,” he said.

“There’s a bit of foundation movement on one side. The building itself is about 80sqm, but it’s beautiful sandstone and the building sits on just over 2000sqm.”

Mr Grant said the listing had generated a lot of interest as the new owner was determined to restore it to a place of worship.

A job to be done

Selling for less than a week – to crown Australia’s cheapest house sale last month – was in the Mid-West in Western Australia, selling for $60,000.

The listing did not hide that the major works 4 Hunt Street, Three Springs required, the only interior photo of which is of the current and stripped down kitchen.

Victoria’s cheapest auction

An incomplete bathroom, remodeling work, plastering, celling and roof repairs were among a long list of front works at 29 Glen Street, Walpeup, which sold for $115,000.

Selling agent Brett Driscoll of Ray White Mildura said the 50- to 60-year-old property had been sitting vacant for eight years after the seller’s intentions to move from Melbourne changed.

“It attracted a lot of people. You can imagine that properties in this $150,000 price range always attract a little attention,” he said.

“We have several offers. The beauty of it is that they were all cash, unconditional cash.”

A humble abode in Mt Isa

A humble and aptly titled ‘regeneration delight’ in Mt Isa was the cheapest property transaction in the state in January, changing hands for $105,000.

The three-bedroom house at 112 Abel Smith Parade, Mount Isa has linoleum flooring, a separate dining area, internal laundry, and a bathroom, while the kitchen was ready for an upgrade to include a new stove.

The way of life is waiting

In the Central Highlands, a two-bedroom shack was the cheapest sale in Tasmania at $110,000.

The small town has a population of just 11, according to Census data, and a median home value of $193,000 according to PropTrack.

Entry level

In South Australia’s Victor Harbour, a studio apartment at 11/11-17 Hindmarsh Road, McCracken, was the cheapest sale in the state last month at $165,000.

Described as an “ideal entry into the coastal property market” its highlights include low-maintenance living, and ground floor space with sea views.

ACT’s cheapest shopping

The cheapest capital sale was 13/135 Blamey Crescent, Campbell for $235,000.

The first-floor apartment boasted a convenient downtown location, and was noted as an “affordable entry” into property ownership.

Northern Territory purchase $190,000

The cheapest Northern Territory sale recorded in January was 36/6 Stephens Road (172), Mount Johns, Alice Springs, for $190,000.
