Gouda investment: The former cheese factory is overflowing with curd

A 19th-century cheese factory that has grown into a freehold home has come on the market, offering buyers a slice of the island’s history.

The carefully restored character home at 727 Randell Road, Hindmarsh Island was built in the late 1800s as a cheese factory to serve the local farming community.

After falling out of commercial use, it was sympathetically restored to residential use, and much of the history has been preserved.

“The type of buyer is likely to be based in Adelaide, someone looking for a lifestyle home and looking for a different location.”

Ms Morris said the property was popular as a short-term rental, adding to its appeal to buyers looking for a holiday home.

“A lot of families from densely populated areas want to rent it because it is very different from the norm.”

The 14-hectare property can be used for recreation, and includes a pond and an established olive grove, as well as a spacious garage and solar panels.

The area was only accessible by boat until 2021 when the Hindmarsh Island Bridge connected the island to Goolwa, making it more accessible and allowing further residential development.

Ms Morris said the island offered an escape from the city while still providing easy access to shops, amenities and the beach.

“Hindmarsh Island is really unique as it is surrounded by fresh water but close to the sea,” she said. “That combination is really rare.”

“It’s a really quiet, peaceful place. You can feel yourself thinking.”

The home is on the market with a price guide of $2-2.15 million.
